roof of residential house

aluminum.jpgGiven the large number of roofing contractors and roofing companies in the Ottawa area, finding the right one to install or replace the roof on your home can be a daunting prospect. You can start by obtaining detailed quotes or proposals from several contractors. Just remember, that the contractor who quotes the lowest price for the job is not necessarily offering you the best deal. It is important to look at various factors to determine which contractor will provide you with the best value for your money.

When interviewing prospective roofers, ensure that they have the necessary business licenses, insurance, training, skills and experience to do the job. Ask to see copies of worker’s compensation insurance, and speak to the references provided. Ask for references whose roofs are similar to your proposed project. The installation of some types of roofing material may require different skills and training than the installation of an asphalt shingle roof.

Go over the warranty provided by the roofing manufacturer. Many warranties will become void if not installed correctly, if installed over an existing roof, or if there are any additions to your roof, such as a satellite dish or solar panel. Make sure that you and any prospective contractor understand the warranties and what steps must be taken to ensure they remain valid.

In order to compare quotes that you receive from different contractors, you need to know not only the cost of materials and installation, but also:

  • The length of time the job will take;
  • The number of people who will be working on the project;
  • The times that work will start and end each day;
  • What is included in the price? For example, will the contractor remove your old roof and clean up the site after work is completed?
  • The quality of the roofing materials that will be used on the project;
  • Safety procedures and safety training; and
  • The payment schedule that the contractor expects.

When you have all of the above information for each prospective contractor, you will be able to choose the roofer who is the best fit for you. Keep in mind that there is no right and wrong answer. One person may prefer to pay more for a contractor who can start and complete the project sooner, while another person may be able to wait for a contractor who can complete the project at a lower cost.
